Welcome to the website for Pacific Ridge Owners Association. Pacific Ridge is a single family home community located in a highly desirable area of Oceanside.
Pacific Ridge prides itself in being a well maintained, family oriented community with a low crime rate and active community members. In addition to a five person Board of Directors, the community is governed by an Architectural Committee. The Board and The Architectural Committee are comprised of homeowner volunteers, assisted by The Avalon Management Group, a locally owned and operated professional management company. |

NOTICE OF PROPOSED ENFORCEMENT POLICY
Dear Pacific Ridge Owner(s),
Enclosed are proposed changes to the Pacific Ridge Election Rules to bring them into compliance with the California Civil Code.
In compliance with Civil Code 4360, you are being provided with the proposed Enforcement Policy for a twenty eight (28) day review and comment period. The Board will consider adopting the proposed policy at the April 22d, 2025 Meeting at 6:00pm. Members can attend the meeting in person at the Avalon Management office located at 3618 Ocean Ranch Blvd., Oceanside, CA 92056 or virtually through ZOOM.us. Meeting ID: 390 439 6987 / Passcode: 381847.
The proposed changes to the Enforcement Policy are listed below.
First Fine: from $75.00 to $100
Second Fine: from $150.00 to $200
Third Fine: from $300.00 to $300
The proposed Enforcement Policy will add the following fines for specific violations.
Pet Waste Fines: $300.00 for first occurrence / $600.00 for subsequent occurrences.
Short Term Rental Fines: $1,000.00 for first occurrence that increases $1000.00 per month until the fine reaches $5,000.00.
Please note that the decision whether to adopt the proposed Enforcement Policy is made within the sole discretion of the Board. However, if you have any comments regarding the policy that you would like the Board to consider, please bring them to the Board’s attention at the meeting or in advance via email to the Association’s managing agent:

Written comments should be submitted as soon as possible, and not less than three (3) days prior to the meeting, in order to ensure the Board has an opportunity to consider them prior to making any decisions. If a decision is made to adopt the proposed policy, general notice of the same will be provided within fifteen (15) days following the meeting. The Board thanks you for your attention to this matter, and for the trust you have placed in it as the Association’s elected leadership.
